ACT understands that our clients, both building owners and tenants are not necessarily experienced or qualified to understand all the mandatory testing of fire services equipment as specified under the Building Fire Safety Regulation 2008 (BFSR 2008).

 

ACT perform these inspections and issue statement/s of compliance and other essential documentation that contribute to the building’s Annual Fire Safety Statement.

 

Australian Standards state that essential fire safety equipment must be inspected and tested at certain intervals. ACT is compliant with the Australian Standards and ensure our clients have met their duty of care regarding fire protection towards their tenants and customers.

We conduct inspections, equipment maintenance as well as end-to-end functional tests of fire protection and suppression systems. Our online portal also ensures that these very essential services are documented and easily available for our clients.

Building Fire Safety Regulations (Qld)

The Building Fire Safety Regulation (BFSR 2008) is a State Government Regulation that sets out mandatory operational procedures that all Queensland entities and 'Persons Conducting Business or Undertaking' (PCBU) must adhere to while conducting their business. ACT work with our clients to assist them on all matters relating to their compliance obligations.

Hydrants & Backflow

The Plumbing and Drainage Act 2002 requires our clients of installed testable backflow prevention devices to:

1. register the device with the local government, and

2. have the device inspected or tested annually 

Annual Occupiers Statement (Qld)

As a building owner or occupier, you are also required to ensure that Fire Safety Installations in the building comply with the requirements of Queensland Development Code Mandatory Part (QDC MP) 6.1. 


In order to verify that each fire safety installation has been maintained MP 6.1 requires the building occupier to provide a copy of the yearly ‘occupier’s statement’ to the commissioner of the Queensland Fire and Rescue Services, confirming that the building’s fire safety installations have been maintained in compliance with the Queensland Development Code MP 6.1. 

The occupier’s statement must be issued annually identifying each prescribed fire safety installation along with its relevant maintenance requirements.
